Inspections require 24 hour notice.
Construction permits are required for all interior and exterior construction work on all structures. Homeowners should contact the Building Department for information regarding obtaining a permit prior to starting the project. A survey of the property and a zoning application are required before a permit can be issued for any exterior projects, which will expand the primary or accessory structures.
The following are projects, which are frequently questioned that also require permits: fences, steps, sheds, hot water heaters, decks, hot tubs, roofing, siding, kitchen and bathroom renovations, tank removal and abandonment, and electrical and plumbing work.
Continued certificate of Occupancy - "CCO's" are required for the resale of residential homes and businesses as well as for change of tenancy. Forms may abe obtained at the Buildilng Department and appointments must be scheduled for the CCO Inspector toperform inspections. Please allow three weeks to complete the process.
As per Ordinance 13-21 storage containers and/or dumpsters now require permits.

BOROUGH ORDINANCES PERTAINING TO MAINTENANCE OF PROPERTIES
Property Maintenance (Ordinance No .99-19) Chapter 142
The Borough of Pompton Lakes has adopted ordinances pertaining to the maintenance of property. The Property Maintenance Officer inspects property complaints as well as enforces the Borough’s maintenance codes.
Sidewalk Maintenance Property (Ordinance No. 93-12) Chapter 163
Any person owning, leasing, or occupying any house, store, or other building or vacant lot abutting any public street, in the Borough of Pompton Lakes, shall, at his or their charge and expense, well and sufficiently repair and maintain in good repair in accordance with Article V, Sidewalk Construction, of this Chapter, the sidewalk and the curb of the street in front of such house, store, building or lot in conformity with the existing curbing or the curbing immediately adjacent thereto.
Trees (Section 178-1 of the Revised Code of the Borough of Pompton Lakes)
An application must be completed and reviewed before cutting, trimming, removing, or disturbing the roots of existing trees, and for the planting of any new tree located on the public right-of-way of streets in the Borough of Pompton Lakes. Applications are available at the Borough Clerk’s office.
Design of Roadway Intersections – Clear Sight Triangle (Section 190-16 of the Revised Code of the Borough of Pompton Lakes)
The Borough of Pompton Lakes has established an ordinance pertaining to distance and visibility. Homeowners are responsible for the maintenance of shrubbery, fencing or other structure that obstructs the view of a driver (clear sight triangle). Shrubs and fences are limited to 30” in height on all corner properties.
Rental Occupancy Standards (Ordinance No. 07-07) Chapter 148
This ordinance establishes the requirement that permits be obtained for all rental units in the Borough. Landlords are now obligated to submit a registration form for each new and existing rental unit. Submission of the registration form should be accompanied by a floor plan of the rental unit showing the dimension of each room. Upon the satisfactory completion of an inspection of the premises, a permit allowing its use will be issued. The fee for this annual permit is $50.00 for the first unit and $25.00 for each additional unit.
PLANNING AND ZONING BOARD OF ADJUSTMENT ext. 241
Land use planning is a mechanism for governments to provide compatible uses of land for residents and businesses that preserve the character of a community. The zoning process provides for the use of the land by regulating a structure’s height, lot coverage or characteristics. Mapped zones separate land uses and identifies areas for permitted uses. The Zoning Board reviews site plans and subdivision applications and determines whether relief in the form of a variance may be granted. The Pompton Lakes Redevelopment Agency was approved by the State of New Jersey Local Finance Board in June of 2014, and formally created in March of 2015 to oversee and help stimulate redevelopment efforts in the Borough of Pompton Lakes. It consists of 7 members appointed by the Mayor, an Executive Director/Secretary and Assistant Secretary. The agency will primarily reiew conceptual plans of property owners for redevelopment, work with property owners to develop a cohesive, complimentary and consistent redevelopment of downtown Pompton Lakes and formally designate the applicants as the redeveloper of their property.
